The Johnston Group ("TJG") continues to focus on its primary strategy - complete tenant satisfaction. To achieve this goal, TJG emphasizes enhancing the working environment to increase employee productivity through the use of unique tenant improvements, an attractive park-like environment and special amenities that make it enjoyable to come to work each day. All its properties boast a trademark Johnston Group water feature such as a dramatic fountain or waterfall, often highlighted with prominent artwork. All buildings have parabolic lighting to ease eye strain, state-of-the-art VAV-HVAC systems to provide for greater air exchange and improving employee alertness, fiber optic cabling for high speed/low cost data services, plus on-site cafe's and fitness centers. These amenities have been shown to increase productivity easily by 10%. USC's Graduate School of Business′ Director of Real Estate, David Dale-Johnson, is quoted as stating, "Because office rental cost is generally about 10% of payroll, a ten percent increase in employee productivity can probably save a company the equivalent of their entire rental cost."

Studies show that improved lighting can increase an employees' productivity, as can VAV-HVAC systems that eliminate the indoor pollution that creates drowsiness, headaches and respiratory problems. Yes, these special improvements cost more, but The Johnston Group feels it's an important long-term investment in tenant retention. An attractive environment also has a direct bearing on productivity and stress reduction. In all TJG′s projects, employees can stroll alongside a water feature, sitting nearby while reading or eating lunch, enjoying the tranquility. Well planned landscaping provides an attractive buffer to surface parking lots and street noise. Convenient restaurants, stores and fitness centers can usually be found either on-site or within short walking distance, which in addition to being an attraction to tenants, increases productivity by cutting down on employees′ time away from the office.

In this new millennium, perhaps the greatest impact on tenant productivity will come from the advances made in the telecommunication field. TJG continues to recognize the need to be out front technologically in order to attract new-media workers. After being sold the Corporate Center at Malibu Canyon was spotlighted by the LA Business Journal as one of L.A.'s top 5 buildings for tech tenants. The area's periphery was noted as being a major draw, as many firms cited the quality of life factor in the Conejo Valley, which attracts a strong labor pool. Also, Malibu Canyon Office Park is one of the few office parks that offers fiber optic connectivity between all its seven buildings, essentially enabling a company in one building to expand to another while retaining real time connections of data and phone between their employees. In TJG parks, companies do not need to stockpile expensive office space for future expansion requirements.

Acknowledging that the telecommunication capabilities of a property will determine its position in the market, TJG, in addition to providing interconnection between buildings, has also upgraded the wiring in all of its buildings by installing state-of-the-art Corning single mode and multimode optical fiber. With tenant's telecom needs expanding constantly, it is critical to plan for the future and this equipment will allow for continued upgrades as the technology evolves. Our tenant's will also have the ability to choose from a number of major telecom providers for their high-speed telecom and internet services, no matter how small they may be.
